HURRICANE IAN

Due to Hurricane Ian, our office will be closing at 1:00pm on Tuesday, September 27 and will remain closed on Wednesday, September 28 and Thursday, September 29. Property owners can pre-file for any 2023 exemption online. If you need additional assistance, please email Marty Kiar, Property Appraiser, at MartyKiar@bcpa.net.

The 10AM press conference from Mayor Mark Bogen and Superintendent Robert Runcie announced that Broward Schools will be back open tomorrow, September 4th 2019, and that FLL Airport will open later today. Based on this information, the Broward County Property Appraiser's Office will be open tomorrow, September 4th 2019, for normal business hours. I would like to thank the Broward County Emergency Operations Center and all the Broward County employees, city employees and first responders that worked to keep our community safe during this time.

2017 Late Filing Exemption Deadline

Due to the extenuating circumstances caused by Hurricane Irma, residents may late-file for 2017 tax-saving exemptions through Friday, Sept. 22, 2017. In order to qualify for 2017 exemptions, you must own and have made the property your permanent residence as of Jan. 1, 2017. Click here to file for homestead online. BRING YOUR DAUGHTERS AND SONS TO WORK DAY - 2017.

On Tuesday, February 2, the Broward County Property Appraiser's office hosted [Insert Count Here] young students between the ages of 8-16 who worked alongside their parents and learned about our workplace. State Representative [Insert Name Here] and Property Appraiser Marty Kiar swore in Broward's future property appraisers. The kids get a first-hand understanding of what mom or dad does during the workday, and how we work hard to serve the residents of Broward.

All 2015 petitions APPEALING VALUES are due in the Broward County Value Adjustment Board's office by the close of business on Friday, September 18, 2015. You can file your VAB petition online (and pay the $15 filing fee) on the VAB's website at: https://bcvab.broward.org/axiaweb2024. You may also contact the VAB directly or by telephone at 954.357.7205 or 954.357.5367, or by visiting their office at 115 South Andrews Avenue, Room 120, Fort Lauderdale.

All late filed 2015 EXEMPTION or CLASSIFICATION applications are due in the Property Appraiser's office ( 115 South Andrews Avenue, Room 111, Fort Lauderdale ) by the close of business on Friday, September 18, 2015.

Our office will be open from 8:30 am to 5:00 pm this summer on two Saturdays -- August 29 and September 12 -- to better serve working families.

Crucial Home Buyer Information

When buying/acquiring real estate, do not assume the property taxes will remain the same as the current owner's taxes. Under Florida Law, a change in ownership will reset the assessed value of the property to full market value, which could result in higher property taxes. Please use our Tax Estimator to approximate your new property taxes based on the reassessed value.

The Property Appraiser does not send tax bills and does not set or collect taxes. All property tax billing and collection is handled by the Broward County Tax Collector's Office. You may file for Homestead Exemption online at bcpa.net/onlinehomestead.asp. Property owners who both owned and made the property their permanent residence after January 1, 2023 may now file for 2024 Homestead Exemption and all other exemptions. The timely filing period for Homestead Exemption for 2024 is March 2, 2023 through March 1, 2024. The absolute deadline to LATE FILE for any 2024 exemption -- if you miss the March 1 timely filing deadline -- is September 18, 2024. State law (Sec. 196.011(8), Fla. Stat.) does not allow late filing for exemptions after this date, regardless of any good cause reason for missing the late filing deadline. Information about the Senior, Veteran and all other exemptions can be obtained on our website at bcpa.net/homestead.asp. All forms are available under the "Download Forms" tab and can be emailed to our office at CSEmgmt@bcpa.net or faxed to (954) 357-6188. Completed applications can also be mailed to our office at 115 South Andrews Avenue, Room 111, Fort Lauderdale, FL 33301.
